This is one of the only communities in the Treasure Valley offering riverfront and lakefront custom home sites. It combines the natural beauty of the Boise River corridor with modern custom home construction — the kind of setting that typically comes with a much higher price tag in resort areas of Idaho, offered here in the Treasure Valley.

Stadium — Acreage, Views, and Privacy

Stadium is a private community in Middleton offering some of the most generous homesites in the valley. This plan provides solid craftsmanship and quality finishes — including premium granite countertops, waterproof vinyl or luxury vinyl plank flooring in bathrooms and laundry, a 2-car garage, and a master bath with separate tub and shower — while keeping site preparation costs in the homeowner’s hands (excavation, well, septic, and exterior flatwork not under a porch).

The Signature starts at $250+ per square foot and steps up significantly in both features and included allowances. The Signature includes an RV bay, vaulted ceilings in the living room and kitchen, level 2 quartz/granite countertops throughout the kitchen and bathrooms, a $24,000 cabinet allowance, a $20,000 well allowance, a $10,000 septic allowance, a $10,000 appliance allowance, a $3,500 lighting allowance, a master suite with freestanding tub and walk-in tile shower, and exterior stone accent work — among many other features.

The Legacy starts at $300+ per square foot and represents the highest level of custom home building we offer. Legacy builds include everything in the Signature plan plus a $32,000 cabinet allowance, a $15,000 appliance allowance, a $25,000 well allowance, a $5,000 lighting allowance, a $10,000 landscaping allowance, master suite fireplace, master bathroom heated flooring, interior stone accent wall, front exterior stone at 15–20% coverage, recessed lighting and ceiling fans in all bedrooms, and specialty garage storage solutions — among other premium features.

Note that the Treasure Valley’s Boise metro area typically adds 10–15% to state construction averages, and that cost varies based on your floor plan, lot conditions, and selections. We always recommend scheduling a consultation to understand what your specific project is likely to cost.


Choosing the Right Floor Plan for a Middleton Build

Middleton’s larger lot sizes open up floor plan options that aren’t practical on smaller suburban lots. The Ashwood (2,800–3,294 sq ft) — 3 bedrooms plus office and bonus room, 2.5 bathrooms, oversized 2-car garage plus RV bay. One of our most flexible plans, with the bonus room working as a second office, guest space, media room, or playroom depending on the family’s needs.

The Alpine View (3,225 sq ft) — 3 bedrooms plus office and bonus room, 3 bathrooms, 2-car extended garage plus RV bay. The “extended” garage designation means additional depth beyond a standard 2-car configuration — extra room for the kinds of equipment Idaho families actually own.

The Boulderview (3,104 sq ft, with optional 1,489 sq ft basement) — 4 bedrooms plus office and bonus room, 3.5 bathrooms, 3-car garage plus storage garage. The Boulderview is our most storage-intensive plan and pairs exceptionally well with the larger lot sizes available in Middleton. The basement option adds substantial living or storage space without increasing the home’s footprint.

The Elmont (2,542 sq ft) — 4 bedrooms plus office, 3.5 bathrooms, 2-car garage plus RV bay. The most efficient plan in our library, and a strong choice for families who prioritize bedroom count and functionality over square footage.

All of our plans are customizable, and we regularly work with clients to modify layouts, adjust garage configurations, or incorporate features specific to their lot and vision.


What to Expect From the Build Process in Middleton
